Steps to Buy

In order to make the purchase of your dream home as smooth and stress free as possible, we have prepared a step by step guide to help you understand each stage of the process.

Meet Mortgage / Financial Advisor

An agreement in principle or confirmation of your financial position will be needed to book a property so it’s important that a suitable deposit is in place and you are in a position to obtain a mortgage.

Choose your Property

When you’ve selected your home, you will need to pay the booking deposit and sign a reservation agreement with the agent. Preference may be given to buyers who can return an unconditional contract within the reservation agreement period. If your current property is subject to sale, you may have to satisfy pre-agreed conditions.

Choose a Solicitor

At this stage you need to provide details of the solicitor acting on your behalf. We can direct you to solicitors that can handle your contract efficiently making the process as smooth as possible for you.

Make a full mortgage application

Once your home is reserved you should arrange with your Mortgage Adviser to submit the full mortgage application.

Select your internal specification and finishes

Our design team will meet with you to help you select the finishes for your new home including kitchens, bathrooms, wall and floor coverings. To make things easier for you, some Cornerstone properties feature a complete turnkey package that means our in house designer chooses the finishes, so all you have to do is turn the key and move in.

Sign the Contract

Once you have agreed your internal specification and a mortgage offer has been confirmed, contact your solicitor to sign and return the Sales Contract. The reservation period on our properties is 8 weeks and we offer an incentive if you can complete within 6 weeks. However, we reserve the right to withdraw from the sale and remarket the property if the reservation period expires and a signed contract has not been received.

Pre-handover Inspection

Our site manager will contact you at least 1 week before completion so you can view your new property before you move in and make sure everything is perfect for you.

Completion & Handover of Keys

After the legal paperwork has been completed, we will contact you to arrange the handover of the keys to your new home. We will complete a final inspection with you and give you access to your online handover documents & manuals. You will also read your electricity meter, receive your gas meter card and of course, you’ll receive the keys to your new home. ENJOY!
NB – Unfortunately we cannot allow storage of furniture or personal belongings prior to completion.
